With regard to the default collection sector, there is the extrajudicial phase, where the office contacts the defaulting unit owner to make a payment agreement, which will be approved by the trustee and the council, in writing, and, if there is no agreement, there will be a Judicial collection, through an enforcement action, which will be the responsibility of the office from the moment the action is filed, until the last decision becomes final.
